Payments and Billing

It’s crucial to make your rent payments on time and in line with your lease or deed documents. Late payments may result in interest and administration fees.

Be sure to have your 8-digit account number ready, as it’s required for making payments. You can find this number on any correspondence from us.

Subletting or renting

The Landlord’s consent is often required before you can begin subletting or renting out your property, and additional conditions may apply depending on your lease or transfer documents.

To request consent for subletting, you can apply online at a reduced fee. Simply register on our website, log into your account, and select “Subletting Registration” (or “Sublet Registration”), then follow the on-screen instructions.

Insurance

The lease or transfer terms will determine who is responsible for insuring your property, with specific requirements outlined in those documents. If our client is responsible for the insurance, we ensure adequate coverage and set reasonable limits based on the associated risks.

Insurance arrangements are reviewed annually before renewal, and we work with a panel of brokers to provide a responsive, well-priced offering. Factors affecting the premium include location, property size, structure, claims history, and loss ratios. Index linking, based on BCIS data, is applied annually where applicable. Additionally, we conduct regular remarketing exercises, focusing on competitive pricing, policy coverage, service standards, and claim handling efficiency.

Buying or selling

Our Property Transfer Team helps solicitors with property sales and purchases by providing essential information, such as account status and lease compliance. For maintenance and service charge queries, contact the party responsible for those payments.

Block Maintenance

If you’re paying a service charge, please reach out to the property manager handling your billing for any maintenance-related questions. We don’t offer property maintenance services ourselves but will appoint specialist agents on the Landlord’s behalf when needed.
